Chanslor Ranch -- Potential Development Plan

While the property can be used
as a private estate, working ranch, or guest ranch, Chanslor
Ranch is unique in Sonoma County in that the California
State Coastal Plan specified Chanslor Ranch for expanded
visitor serving development when the Coastal Plan was
originally drafted. The master tenant, Chanslor Wildlife,
LLC has filed an application to allow this expansion under a
conditional use permit with the Sonoma County
Planning Department (PRMD) to allow the following under
a conditional use permit: |

Bodega Bay has
many fine restaurants, Bodega Harbour Golf Links (designed
by Robert Trent Jones), pristine beaches, fine restaurants,
wine tasting, fishing, kayaking, horseback riding at
Chanslor Ranch, cycling trails and rentals, and hiking on
thousands of acres of State and County parks. |

Additional wells have been
drilled to supply additional rooms and an hydrology study is
underway to confirm lack of impact on surrounding property
owners. Additional septic areas have been designated and
permits have been obtained for the initial 15 rooms.
Architect Larry Stricker, AIA, has completed a revised site
plan based on initial review with appropriate agencies.

Two additional
residences are planned to replace existing residences which
will be removed as part of the guest room
expansion. Additional residences can also be built under
the agricultural use of the property. There is no guarantee
that Chanslor Wildlife will be successful in this
application. |
